About us

Newydd Maintenance Ltd is a subsidiary company which provides maintenance services to Newydd Housing Association (a stock owning subsidiary of The Cadarn Housing Group).

Newydd Housing Association currently owns and manages 2,800 rented properties in mid and south Wales, working in several local authority areas; and is an award winning organisation (Investors in People gold, Corporate Health Standard gold and in the Sunday Times top 20 not for profit organisations to work for in the UK).

Newydd Maintenance Ltd is built on an in-house contractor model, designed to drive quality customer services, whilst achieving substantial planned growth and expansion, potentially outside of the group.

About the role

The Managing Director will be responsible for the development of the in-house maintenance delivery team, building a positive team culture and ensuring that the right operational approach is adopted.

This opportunity carries the luxury of a guaranteed order book, enabling you to focus on the quality of delivery to our customers, whilst building a high-performance team.

Duties will include:

Taking a lead role within the NML Board for the setting of the company’s strategic objectives and driving a continuous improvement culture within NML’s workforce, to deliver excellent customer services and outstanding value for money.

Managing the commercial functionality of NML in all respects, to improve value for money, and to secure progressive efficiency gains in line with the annual budget and Business Plan.

Developing and maintaining an effective business planning system which ensures that all of NML’s activities are effectively planned, managed, resourced and administered.

Building a team whilst providing effective guidance, leadership, organisation and motivation for staff.

Engaging with key stakeholders, building partnership/collaborative working and managing change whilst driving a positive culture.

About you

You will have the ability to adopt a commercial approach towards negotiations, budgetary control and value for money (VFM), whilst championing corporate responsibility, excellent customer service, and continually improving standards.

With a relevant professional qualification (CIOB, RICS) or actively working towards achieving professional status (or extensive and relevant experience), you will have substantial and proven senior leadership experience in a commercially focused maintenance contracting organisation.

With experience of managing trade operatives in a high-volume transaction and customer focused market, you will also be able to evidence experience of growing and shaping high performing teams, through strong change management and leadership skills.

You will have knowledge of building procurement methods (including collaborative partnership working) and will be able to evidence continual improvement in delivery and the use of IT systems to drive performance and achieve operational efficiency.  You will demonstrate an appetite for business growth coupled with the necessary project management skills to bring strategic plans to fruition.
