Head of Facilities

My client is a leading out of town workspace/serviced office provider with an impressive property portfolio throughout the UK.
They require a commercial, hands on FM/compliance/H&S professional to develop and implement a robust facilities strategy.
The delivery of cost effective property management services, utilising both internal and external resources
Regular inspection of the property portfolio to ensure all agreements are being complied with
Assistance in the preparation of a planned maintenance schedule for the property portfolio
To liaise with the all Head Office departments as necessary to ensure that the property portfolio is maintained in good condition and is ‘fit for purpose’
Using data from internal IT systems to proactively identify areas which need addressing and achieve proactive solutions to ongoing maintenance issues
Develop clear specifications for planned maintenance
Identifying and selecting new maintenance contractors and suppliers over the full range of trades as required.
To manage productive working partnerships with the key contractors and suppliers, meeting with them on a regular basis.
To negotiate and recommend contractor rates, services and parts pricing in order to implement contracts and service level agreements (SLA) for all suppliers and contractors.
To action an ongoing audit process to measure supplier and contractor performance against the contract and SLA and to manage change through identifying opportunities for improvement.
Reviewing and developing Key Performance Indicators (KPI) and incorporating these in the audit of the contractors.
Establish financial forecasts/reports on which to make spending decisions and assemble budgetary requirements for future years.
Review balance between reactive and planned maintenance projects.
Monitor and identify any Health and Safety issues across the estate and review with the relevant departments
Manage 3rd party relationships relating to all requirements for the safe use and practice of MHE, including colleague training and planned maintenance.
Line management of a small team of maintenance engineers.
What we’re looking for:
To succeed in this challenging role, you will ideally RICS/BIFM qualified (but not essential)
Contractor performance management knowledge and experience would be advantageous.
Proven communication and influencing skills with the ability to gain acceptance at all levels of management and external suppliers
Previous experience in multisite Retail/Leisure/Commercial is desirable.
Commercially aware, you will be confident dealing with a wide range of people, possess excellent communication skills, a cool head and have the ability to drive multiple projects.
