Building Maintenance Officer - Bournemouth UK 
  
Summary of Role: 
  
We are currently looking for a Maintenance Officer to join an existing team in Bournemouth. You'll support the Regional Maintenance team in providing quality and cost effective maintenance and care-taking services (which do not require the immediate attention of a trade person). 
You will be working hours 40 hrs per week, 5 days bout of 7 on a shift basis between the hours of 08.00 and 20.00. Some weekend work will be required. Saturdays will be worked on a rotating basis with a day in lieu being given where this is the case. The role will require the supervision of the team's Maintenance Assistants and you will form close communication ties with the student village residents, employees and external suppliers and contractors.  
  
There will be some travel between three sites but the role is largely static in nature.

Key Accountabilities 
  
Maintenance services

  • Perform Planned and Preventative Maintenance work as directed and required
  • Perform low level, non intrusive electrical maintenance such as replacing fuses and the replacement of lamps to lighting
  • Perform emergency light fitting, monthly testing, maintenance, inspections and like for like replacements as required
  • Perform weekly fire alarm testing
  • Perform reactive joinery and building fabric maintenance such as lock repairs, door hanging, hinge replacement, fixing noticeboards, small painting and decorating tasks
  • Perform reactive plumbing maintenance such as tap washers, toilet seat replacement, tightening leaking joints
  • Any other repair work that does not require a qualified tradesperson
  • Use company electronic systems and procedures to identify work, produce and close work orders, assess fault history and produce reports where required to the village manager and Estates Managers

 
Facilities and caretaking services

  • Assess equipment and installations in conformance to new and revised standards, regulations, laws and approved codes of practice (ACOPs)
  • Evaluate asset condition for programming future replacements and refurbishments
  • Assess need for external tradespeople and monitor contractor performance when on site
  • Assist in stock ordering, control and management of maintenance spares and consumables
  • Perform regular inspections of resident apartments and complete inspection checklist
  • Transport furniture and equipment to and from rooms
  • Assist in re-equipping the flats with small items such as shower curtains, toilet brushes etc.
  • Provide assistance to residents and staff who are locked-out of rooms or buildings as requested
  • Remove waste materials to collection bins and litter pick as required
  • Clean/weed external grounds and car parks as requested
  • Assist with internal cleaning if required

 
Health and Safety

  • Act as a member of the Fire Evacuation team
  • Complete regular Health and Safety checks and rectify problems as required
  • Maintain accurate and timely records of Health and Safety checks
  • Undertake Job Risk Assesments relating to role activities, (when trained to do so)
  • Assist in providing site inductions and permits to work to contractors (when trained to do so)

 
General

  • Carry out duties outside normal working hours when requested ie. Some weekends and summer vacations
  • Direct manage the small team of maintenance assistants and develop their skils and capabilities in line with business needs
  • Provide support and technical assistance to the Village Manager and Estates Managers
  • Participate in village and university open days as required
  • Carry out resident tours and show-rounds as requested
  • Assist the Cap-ex team to carry out condition surveys within the property
  • Perform any other duties consistent with the nature and responsibilities of the position

Technical Skills

  • Knowledge of basic fault analysis (Essential)
  • Basic maintenance skills in a variety of disciplines (Essential)
  • Familiarity with Fire and Health and Safety procedures (Essential)
  • Ability to use relevant tools and equipment (Essential)
  • Use of computer systems, ability to input basic data and send/receive emails (Highly Desirable)
  • Knowledge and experience of cleaning methods and systems (Desirable)

 
Qualifications and Experience Required 
  
Experience

  • General building maintenance & repair experience (Essential)
  • Experience working within a safety management system (Desirable)
  • Experience working with computers (Desirable)

 
Qualifications

  • A technical trade qualification (Essential)
  • NVQ/City & Guilds Level 2 in Building Maintenance or experience working within or a related discipline (Highly Desirable)
  • Basic First Aid (Desirable)
  • Full UK Drivers Licence and own car (Essential)
