My client is a FTSE 250 Sales Business based in Reading. They have in excess of 25 offices across England, Scotland and Wales. They are established in their industry and have a solid financial base to allow improvement of facilities across the portfolio.
They are regularly employing new staff at all levels and continue to grow year on year.

Senior Facilities Manager - FTSE 250 Business
The key areas of interest for this role in terms of experience include:
- Stakeholder management
- - Ability to manage tough stakeholders on a daily basis
- - Strong experience in influencing senior management and board members for projects or minor works
- Hard Services
- - Ensure all M&E assets are listed and included in planned and reactive maintenance contracts
- - Manage / organise works under service provider contracts
- - Be able to challenge Contractors or Service Providers on invoices submitted and work completed
- - Oversee day to day FM function including repairs and maintenance
- Budgets
- - Experience setting or working with budgets, influencing senior management
- - Ability to provide budget oversight and secure best value
- Environmental outlook in terms of reducing the overall carbon footprint and reductions in energy use (will be alongside H&S Manager)
- Processes and policies
- - Setting in place a number of new processes, making the wider business aware of any changes and generally aiming to improve the overall experience for all staff within the business
- Project management or organisational skills
- - Experience carrying out large scale office moves and setting up new offices from scratch for all services

The ideal candidate for this role will be able to demonstrate most / all of the attributes or skills below:
- Direct approach - getting to the cause of the issue to find a solution quickly.
Accountability - There will be a high level of autonomy with this position and the Director of Facilities will expect you to be proactive in bringing any important issues to his notice
Integrity - Completing the jobs asked of you and being able to stick to your word when giving deadlines or timescales to stakeholders etc
Technical knowledge - There will be an expectation that you will have a good base knowledge of technical requirements within an office space. This will include general office services such as IT, Plant rooms, HVAC etc.
Stakeholder management - You will be expected to deliver a consistent message in terms of facilities maintenance across the business and be directly facing internal clients. They need to have the confidence in you that you can deliver what you are being asked to deliver
Proactive - The current team are more reactive than proactive. This role will need somebody who is able to look at what projects or maintenance works for example are coming up and plan for those accordingly
Commercially minded - You will have control of the budgets on a day to day basis and as a result will need to be aware of what the various products and equipment costs across the department. Experience reducing costs and increasing overall value for money will be a big advantage
Not a 'yes man' - The hiring manager needs somebody reporting to him with a strong personality, who can challenge him with decisions if they 'believe' there is a better way of doing things
No failure environment - providing continuous service - If at any time the power or services for example are 'down' it means that people cannot do their job and customers are not getting the service they expect. This can have a huge impact on the business and its relationship with clients. You will be expected to have plans in place to cover this eventuality
Able to roll sleeves up - operational as well as strategic - Especially during business periods and maybe office moves, you will be expected to get 'stuck in' and help
Drive - Just the ability to show passion and energy. This energy will be needed to engage with stakeholders and internal clients to get them on board with your ideas
Visibility to business - You are expected to 'get out' to see the business and not just be sitting behind a desk replying to emails
Fun / light - This client has an amazing environment to work in. The Reading office is modern and bright but also fun to work in. The staff are all generally hard working and enjoy the social side as well
