The General Manager is to take overall responsibility for the management and provision of facilities services at a flagship building in London, specifically dealing with H&S, technical services, soft services, building fabric, service charges, occupier fit outs and various projects

My client is a global award-winning property company who are looking for a General Manager to look after a flagship building in the heart of London. The company is in constant growth and is regarded as an established property consultancy, being one of the fastest growing commercial real estate firm.
There is additional responsibility for managing the Forward Maintenance Register to ensure that all works of a significant value are identified, specified and financed.
Description
The General Manager is to comprehensively manage, plan and co-ordinate the physical and environmental conditions within the multi-occupied building as designated. Together with the Facilities Manager and Facilities Coordinator, the role is responsible for the following duties:
- Ensure all services necessary are provided for the full and effective operation of the building in accordance with the provisions of the lease, as directed by the Management Surveyor.
- Liaise regularly with all the occupiers, keeping them informed of all works and services within the buildings
- Keep updated occupier site contact lists, key holder and fire safety responsible persons list.
- Utilising the AY Compliance system, ensure that all safety records, statutory inspections, reports and documentation are retained and up to date at the properties.
- Ensure instructions are issued to external advisers for the provision of ten year plans for service charge expenditure on both plant and structure.
- Determine priorities for repair, enhancement, and modification of the building services facilities and equipment in order to implement the five year plan, in agreement with the Head of Facilities Management.

- IOSH qualification
- NEBOSH General Certificate
- Membership of IWFM or other recognised professional body
- Customer and Client focused
- A good understanding of Electrical and Mechanical systems and operation
- Clear leadership and management qualities
- Project and CDM Management
- A good understanding and working knowledge of the RICS Code of Practice for Service Charges in Commercial Properties
